Below is our running update of projects on 505 Ranch. This site will be updated weekly for those who would like to be actively involved progress or for those who would like to passively keep up with what is being worked on at 505 Ranch.

This is your community, and we want to hear from you on items you see or needs you'd like addressed. The form below is for your use ANY time to request services, alert us to issues you'd like addressed, ask questions, or send praise to the 505 Team. This is your portal. Don't hesitate to reach out!

  • 505 Contractor Rules for download
  • Monthly Gate Code Changes: As you all know, we’re working on keeping 505 safe. To that end, we’re going to be changing owner’s/front gate codes more frequently. On 1 October the new owner’s code for the front gate is 2001.
    • Delivery code will only work to the back gate as of 10/1 as well: 3339
    • Contractor/Vendor code remains: 3698
  • New signs: Have been installed around the community to help with our desire to have the deliveries and vendors come through the back gate and packages delivered to the proper addresses.
  • Deliveries and Packages:  Please remember, you have multiple options for your packages:
    1. To your home: All delivery companies deliver to gated/locked communities. You can provide them instruction to use the delivery code (3339) and deliver packages to your home. That is the most secure option to ensure packages are delivered. If you’re concerned about your package staying on your porch, please let us know and we can put it in your home/garage at your instruction.
    2. Gate House: If you do not want your packages delivered to your home, or if your home is not yet built, packages can be delivered to the Gate House as they have been. We will continue to notify you via text for packages we see when on site. We will do our best to bring them into the Gate House if possible (physically) and if there is space in the gate house. Please note, 505 Ranch/PML are not responsible for lost packages. If you receive a delivery notice and the package is missing, or any form of notice stating your package was rejected/returned – notify us immediately via email with all the details you can so that we can pull security footage. Our DVR keeps a 2 week record, so time is of the essence for these requests. 
  • Gate Security: As our community is now sold out – there is no need to have a “sales office” style of entrance. To help with all the complaints of “lookie-loo’s” and suspicious vehicles on property, as well as to help with Gate House packages disappearing after delivery, we have closed the very front gate at the road moving forward. If you are tailed into the community or feel the vehicle behind you is suspect, feel free to drive around the pond and allow your tail to reach the gates first. If they don’t have access or a code, they will likely follow suit – and right out of the community. We all need to be vigilant with not allowing vehicles to tail us in. Thieves are brazen, as are realtors and local vendors keen to get into 505 to drum up business or look around. We can all help keep 505 safe by taking that extra moment to trust our gut instinct. 
  • Construction Hours: Everyone is anxious to have their homes built and those with homes are trying to enjoy the serenity that 505 brings. Those two goals are obviously in direct conflict with each other – which is a challenge! 😊  Effective September 1, 2020 the following construction hours are in place for 505:
    1. Exterior construction may happen outside the home Monday – Saturday from 8am – 7pm
    2. No exterior construction work or noisy exterior machinery after 7pm or on Sundays
    3. Interior work may be done any day at any time as this does not interfere with any other homeowner’s experience
  • Please remember to instruct your contractors and vendors to use the back/deliveries entrance and the contractor code of 3698. Without your direct communication to us authorizing entrance for anyone who comes to the Gate House/Front Gate/Calls from Back Gate– we do not let them in. We are approached daily by individuals posing as workers who say they “forgot their code” – and when we ask who they’re working for so we can call them to confirm – they quickly change their story and leave. We’re doing what we can to keep the community safe, and your help in this is appreciated!
  • Skeet Area: Door locks have been changed to a number combination lock. Code is 1505.  
  • Pool and Hot Tub: We appreciate feedback if you find the pool or hot tub not working properly, however ask that you respect the locked pool enclosure and not enter or attempt to fix anything that may be malfunctioning. The pool equipment has been repaired and is challenging, therefore we ask that you notify PML of anything requiring maintenance and we will dispatch a trained professional to assist. As always, feel free to text 903-686-0607 if you would like the hot tub turned on for your enjoyment as we can turn it on remotely at any time!
  • Missing Fence Posts (perimeter fence). Noted and to be addressed in coming year.
